Thermoplastic Line Marking

Thermoplastic line markings are one of the most common types of applications used to mark travel lanes in parking lots and roadways.
Line striping and pavement markings applied using thermoplastic create a wear and crack-resistant road signage. Even with asphalt pavement that experiences high traffic volumes, thermoplastic markings are very durable. Additionally, the highly reflective quality of thermoplastic markings makes for an excellent choice for road marking especially for nighttime visibility.
What is Thermoplastic?
Thermoplastic is a road surface coating that consists of binders such as waxes, resins, anti-settling agents and plasticizers. The mixture also includes glass beads, pigments and filler material such as calcined flint, calcium carbonate, or silica.
Thermoplastic markings are applied using a specially designed vehicle at temperatures ranging from 180 to 200 degrees. Immediately following the application of the thermoplastic to the roads surface, additional glass beads are embedded into the hot material before the plastic hardens. These beads, aided by the pigment, provide the thermoplastic with its reflective qualities. As the marking wears during regular traffic use, beads are lost; however, the beads mixed within the binder are then uncovered providing long-term reflectivity.
Discover the Benefits of Thermoplastic Marking
Thermoplastic line markings have many benefits:
Safety Considerations - Traffic and pedestrian safety is at the top of the list of factors to use thermoplastic line markings. Adding a level of safety, especially at night and in wet conditions, the glass beads offer reflectivity for night-time visibility as well as skid and slip resistance for pedestrian safety.
Image Quality - There are few, if any, problems with chip marks, cracking or impact shattering of the image or line.
Durable - The thermoplastic mixture is applied a temperature of about 180 to 200 degrees. When applied, the formula physically melts in the top layers of the asphalt's surface forming a strong and long-lasting thermal bond. Additionally, grease and oil do not have any effect on the line markings.
Reflective - Thermoplastic line marking offers a highly reflective performance. When glass beads are combined with yellow or white pigment, the most common colors for thermoplastic line markings, the line markings are highly reflective.
Environmentally Friendly - Thermoplastic has been used since the late 1950s. The mixture lacks VOC (volatile organic compound) solvents and has been deemed safe for the environment.
Quick Application - Thermoplastic can be quickly and accurately applied to a variety of surface choices.
Whether you're looking to mark parking lot spaces, designate special purposes spaces for disabled parking spots, loading and unloading zones, or time-restricted parking areas, thermoplastic line markings are an ideal choice.

Asphalt Paving Problems and Solutions

Protecting your asphalt investment from deterioration is the key to keeping an attractive looking parking lot or driveway. Sealcoating new asphalt within one year of installation is the best and most cost efficient way to avoid expensive repairs due to pavement failures. However, let's take a look at some common asphalt problems and their solutions:
Oxidation and Graying
Over time, traffic, water, gas, oil, the suns unrelenting rays, especially in Florida, will wreak havoc on asphalt pavement. The older the pavement gets, the more exposure to elements, the more the asphalt pavement will fade and take on a gray appearance. This graying is a sign that the asphalt is oxidizing and drying out. The drier it gets the more brittle it will become and the more prone to cracking. It's a downward spiral at this point if nothing is done to stop the water from penetrating the asphalt cracks. It is critical that asphalt repairs are made as part of an ongoing asphalt pavement maintenance plan to avoid further decay.
Raveling
Another asphalt paving maintenance issue to be aware of is raveling. When the binder, which acts as a glue, that is used to hold the stone and sand particles that make up the asphalt starts deteriorating, this is called raveling. Pieces of aggregate will loosen and breakaway from the pavement surface making it thinner and thinner as it deteriorates.
The surface of the asphalt pavement will appear rough as pieces of the asphalt away and separate. This can create a void for water to penetrate into the base material.
Linear Asphalt Cracks
Transverse and longitudinal cracks are fairly common in asphalt pavement as it ages. Starting small, they will expand over time. Again, any crack in asphalt is an opportunity for water to penetrate. Pavement expansion due to hot and cold temperatures will continue to cause the cracks to expand.
Cleaning out any dirt or debris from such cracks, asphalt repairs can be made to stop water from seeping below the pavement and help stop the crack from growing.
Sealcoating the pavement early on helps lock-in the binder and prevents from cracks from occurring.
Vegetation Growth
If cracks, gaps or joints in asphalt are left unfilled, grass, weeds and other plants - even trees have been known to grow right through a parking lots surface. Not only does this make for an un-kept looking parking area, but the roots of the vegetation can cause severe damage to the base of the asphalt. Additionally, as the plant grows, the roots and the visible vegetation will widen the gaps letting more water penetrate the surface eroding the base materials. A simple asphalt crack repair before vegetation has a chance to take root can save property managers thousands of dollars in repairs or replacement.

The Benefits of Maintaining Your Pavement

When people look at pavement they see something to drive and walk on. As a property owner you see an expense. As a contractor I see trip hazards and possible damage claims.
People are fickle and loyalty is not what it once was. If your parking lot is filled with potholes and navigating them frustrates the driver, they will go somewhere else next time. It is the same with your sidewalks, if they are full of puddles or raised pieces people will not feel secure and frequent another establishment. People want comfort, security and convenience. Many business owners concentrate on these things once the customer is through the door.
As a property owner or manager you should work with an experienced contractor. Your contractor should inspect your pavement annually. This will result in preventative strategies, alternatives and cost projections. This will allow you as the owner/manager to develop a budget and a plan for your pavement maintenance. A reputable contractor will be mindful of your need to work within your budget and work with you to prioritize the work needing to be done.
Preventative maintenance has many benefits to you as the owner/manager. Identifying problems at the early stages ensure they won't become large ones later. By having these inspections done you will be addressing issues and therefore minimizing damage claims, both the frequency and degree of settlements. If there is litigation these inspections and work orders will be invaluable to show due diligence on your part.
An awful looking parking lot will not encourage customers to come into your business and this will cost you money in lost revenue. Dangerous pavement will cost you in lawsuits. Budgeting for pavement maintenance is a low cost alternative.

Asphalt Pavement Checklist for Facilities Maintenance

Most property managers have facilities maintenance checklists for the interior and exterior of their buildings including the landscaping and parking lots. On a regular basis, the items on these checklists are reviewed; repairs are noted and performed to keep the property in pristine condition. In this article we'll focus on the items on those checklists that refer to the upkeep of a facilities parking lot.

Asphalt Pavement Checklist

1) Asphalt Sealing

Why should I sealcoat my asphalt?

Sealcoating asphalt pavement protects the surface of a parking lot from oxidation and damage from oil, gas and salt. It also minimizes the need for asphalt repairs by weatherizing the surface which helps prevent water from being able to seep into cracks. If not properly sealed, pavement starts to unravel and potholes form.

After installation, asphalt should be sealed between six months and a year and then approximately every two years after depending on weather conditions, traffic patterns, and wear and tear.

2) Crack Filling

What should be done about cracks in your asphalt?

Each year, your parking lot should be inspected for asphalt cracks. Sealing cracks in asphalt prevents moisture from degrading the structural components of the surface. For asphalt cracks that are smaller than a quarter of an inch wide, sealcoat can be used. However, cracks that exceed these dimensions will require your paving contractor to apply a crack sealer.

To perform this necessary maintenance, the crack should be cleaned of all debris, including loose asphalt, vegetation and other foreign objects. Once the crack sealer is applied and has set, the pavement should be properly sealcoated for ultimate protection.

3) Pothole Repair

Why do potholes form?

Potholes occur when water permeates asphalt pavement through a crack in the surface. Combined with wear and tear, the soil beneath the crack will soften, and eventually create a depression. Over time, the asphalt will unravel and breakdown into its sub-particles - gravel, sand and stones.
In northern states, asphalt patches applied in winter months typically do not hold up as well as potholes repairs that were made during warmer months. Due to the mild temperatures in Florida, pothole repairs can be completed almost year-round.

4) Asphalt Pavement Replacement

When should I replace asphalt pavement?

Often it's difficult for someone without years of asphalt pavement experience to determine just by looking at a parking lot whether it can be repaired or, due to cost of repairs, it is a better financial decision to replace it entirely. That's where the professionals come into play.

Over time, even a parking lot that has been well-maintained over the years will eventually deteriorate and need replacement. Asphalt experts will analyze the entire paved area for the current conditions. A few other factors that need consideration are drainage, traffic load and any issues caused by landscape - such as a large tree with roots wreaking havoc under a pavements surface.

Benefits of Sealcoating a Parking Lot

Cracks and potholes are inevitable when dealing with asphalt pavement; however, neglecting to seal coat your facilities asphalt pavement can lead to an accelerated cracking and pothole situation reducing the pavements service life.
Dry weather and freezing weather, although freezing temperatures is not usually a big problem here, can have a degrading effect on asphalt pavement. Other environmental issues such as tree roots, vehicle traffic, gas, oil, sand, and litter also work to crack and damage asphalt. Properly maintained parking lots, those that receive regular sweeping service, crack filling, pothole repair and sealcoating, are prone to outlast those parking areas that are left to "fend for themselves" against these elements.
The Benefits
There are many benefits to sealcoating, such as:
· Minimize Repair - Sealcoating minimizes the need for asphalt repairs.
· Weatherize - Sealcoating helps weatherize asphalt and stops weather damage.
· Limit Oxidation - Sealcoating prevents the oxidation of asphalt.
· Curb Appeal - Sealcoating improves the look of asphalt pavement.
· Damage Resistant - Sealcoating helps asphalt resists damage from gas, oil, and salt.
Ask the Professionals
Pavement contractors bear the burden of pavement maintenance for most commercial facilities. They provide a range of services from crack filing, to resurfacing, pothole repair, and other types of asphalt repairs. But, one of the most important duties that paving contractors perform is sealcoating.
With proper and timely application, sealcoating completed on a regular basis, hand-in-hand with crack filing, and asphalt repair, can extend pavement life past the post where the cost to benefit ratio of added pavement life exceeds the cost of conducting the maintenance itself!
A properly installed, high-quality sealcoating product will protect your parking lots' asphalt from fuel, oil, weather and traffic wear. If asphalt is not property seal coated or, not sealed at all, cracks can start forming in the asphalt, which can then lead to potholes. Depending on your environment, most asphalt pavement should be seal coated every two to three years. For the best results, sealcoating should only be done by a professional paving and sealcoating company.
Cost of Sealcoating
Asphalt pavement sealing costs are determined by more than just a calculated method based on square footage. There are many variables to determine the cost of sealcoating such as: number of cracks to be filled, potholes to be repaired, number of coats needed, and how much hand work is needed. Ask your paving contractor to come out to your commercial facility to inspect the area to be seal coated and to give you a free quote.

Construction of Asphalted Surfaces - How to Choose A Contractor

Are you planning to hire a contractor who will take charge of the construction of a drive way, parking lot or a tennis court for you? You need to be prepared to spend good money on this project in order to ensure that the surface that is created lasts very long and does not give you any trouble. However, are you certain that the contractor you are planning to hire is a reliable one? The following tips will help you select one who will do the job for you in the best manner possible.

At the very outset, you need to check whether the construction company has the necessary expertise and equipment to get the job done. Asphalting a surface, even one as short as your driveway, is a complicated job involving various processes. If the contractor is not able to handle the job properly then the surface that is created will not last very long.

At the same time, there is a possibility that well established and popular businesses will not be able to give you the level of attention you require. You should only give your business to a company whose representative takes the time out to understand what your specific needs are and also whether your property has any unique problems. This will ensure that you are offered a solution that matches your needs.

Make sure that you deal with a company that is known for sticking to precise timelines. The last thing you need is a construction crew stationed on your property for days on end. The company you give your contract to should be able to inform you in writing regarding the completion date of the project. You will also get a good idea about a company's level of professionalism from its ability to stick to a schedule. It is also a very good idea to enquire whether the contractor has taken the necessary insurances that will protect you in the event of any accident whilst the work is going on in your property.

Feel free to ask the company for any references of clients for whom it has done work in the past. If the construction company is hesitant about sharing this information then you have every reason to be suspicious about the quality of services it offers. If you choose your contractor based upon these tips then you can be sure that you will be satisfied with the results of its work.

Ashpalt Paving is a Great Choice!

Asphalt pavement is a very strong and durable material which makes it the best option for most all paved surfaces. If it is properly laid, it need not be replaced for twenty to twenty five years. Asphalt pavement is also the most popular choice for applications such as driveways, parking lots, roadways, airstrips and more.

Approximately 80% of all asphalt pavement is recycled when it is removed. If you are looking for lasting pavement that can be used over and over again, asphalt pavement is the best choice.

Additional benefits include:
  • It costs less to construct and maintain asphalt.
  • Asphalt construction projects can be completed more quickly.
  • Asphalt pavements are the smoothest pavements.
  • Asphalt pavements generate less noise.
  • The contrast of the black pavement and white lines make it easier for motorists to understand driving and parking regulations.
  • Asphalt pavements last significantly longer than alternative pavements.
